Automated Collateral Valuation You Can Trust

Automated valuation models (AVMs) are much more reliable now than when first introduced in the 1990s, with most today offering instant, accurate, cost-effective collateral valuations.

But different AVMs can value the same property differently—reflecting an unavoidable AVM trade-off between hit rates and accuracy (more accuracy narrows focus, higher hit rates reduce accuracy). We set out to find a way to overcome this seemingly inevitable conflict.

Optimizing AVM Performance

To improve AVM effectiveness, First American CoreLogic selected four proprietary, differently weighted AVMs to run as parts of the GeoAVM Core. Each AVM has a unique analytics engine that evaluates properties from different but known perspectives. When linked, these AVMs self-select properties by type—producing focused, highly accurate results.

To validate these results—and stay current with pricing trends—we blind-test each AVM against actual purchase data nightly, then use this information to fine-tune performance continuously.

GeoAVM Core is named for our proprietary geo-preference sorting system, which classifies historic AVM accuracy by geography, price tier, property type, and other variables, then auto-selects the optimal AVM match for each property's characteristics—yielding overall results consistently 10% closer to actual sales prices than leading single AVMs.

No matter what your property evaluation requirements, First American CoreLogic offers a tailored version of GeoAVM that will speed your analyses and improve your accuracy dramatically:

• GeoAVM Cascade
  Available on Vector Process Control, our rules-management platform (see below), GeoAVM Core uses our four core AVMs (ValuePoint4, PASS, PowerBase6, HPA) plus geo-preferencing to produce more accurate valuations.
• GeoAVM Custom
  Our team of AVM testing and modeling professionals creates and maintains task-focused GeoAVM cascades that can include our core AVMs and more than a dozen additional AVM models (cost includes additional consulting service fees).
• GeoAVM Enterprise
  We provide client teams direct access to our core AVMs, plus any of more than a dozen additional AVMs and the GeoAVM engine, on the Vector platform. Use GeoAVM Enterprise to create, test, and implement your own cascades.
• GeoAVM Data
  We also offer GeoAVM data from the nation's largest, most current property and transaction databases, updated daily and covering thousands of property transactions, for self-directed testing of client-developed AVMs or AVM cascades.

Vector Process Control Platform

First American CoreLogic AVMs and GeoAVM products are all delivered via Vector Process Control, our rules-management platform, allowing administrators to define standard rules then enforce them across the enterprise automatically. Vector also offers full operational transparency, including rules-history and regulatory compliance audits, plus risk-management controls for fraud, natural disasters, and over-valuations.

GeoAVM Core is available on Vector in any of the configurations above. Optimizing Vector's rules-management capabilities requires some customization—a relatively simple process you can either manage yourself or implement with a bit of help from our integration manager.
